Why does it matter who hauls the debris?

Demolition turns one structure into a pile of mixed material: wood, drywall, tile, concrete, nails and metal. In Massachusetts, much of that can't go in the trash. Brick, concrete, asphalt, metal and clean drywall are all on the state's waste disposal ban list, so the debris has to be handled, not just dumped.

When one company tears out and another hauls away, you coordinate two schedules and live with the pile in between. With WA, tear-out and junk removal are one job: the structure comes down, the debris goes on our truck, and the area is swept before we leave.

What should you check before demolition starts?

A few things are easier to sort out before the work date than in the middle of it:

  • Permits. Taking down a structure or tearing into a building usually needs a permit from your city's building department. Bring it up during your estimate so the schedule allows time for it.
  • Asbestos in older buildings. Old flooring, pipe insulation, siding and some ceiling materials can contain asbestos. If it's present, a licensed asbestos contractor has to remove it first, and MassDEP must be notified 10 working days before that removal starts. Residential buildings with 1 to 20 units don't need to file MassDEP's demolition notification when no asbestos is involved.
  • Utilities. Gas, electric and water serving the area must be shut off and capped. If the job involves digging, such as removing footings or a slab, Massachusetts law requires a Dig Safe call to 811 at least 72 hours before excavation, not counting weekends and holidays.
  • What stays. Point out anything you want to keep: cabinets for reuse, fixtures, flooring in the next room, plants along a deck. We work around it.

  • Size and material. A small wood deck comes apart faster than a concrete slab or a fully tiled bathroom.
  • Access. A backyard reached only through a side gate, or a basement with one narrow stair, adds carrying time.
